Condo Remodeling in Chicago, From Board Approval to Final Walkthrough

4.9 from 87 Google reviews

Assembly Squad is pre-approved in 300+ Chicago buildings. One design-build team handles your alteration agreement, permits, freight elevator and construction under one fixed-price contract.

Condo remodeling in Chicago, planned around your building's rules

Condo remodeling in Chicago is mostly about the building. Before a wall comes down there is an alteration agreement, insurance certificates, elevator bookings and work-hour rules.

Assembly Squad has handled that paperwork since 2013, and today 75% of its completed projects are condominium renovations.

The firm is a licensed design-build general contractor, so one team covers design, permits, materials, construction and the final walkthrough. You meet your designer at the Lincoln Park studio, pick real materials, and get a fixed-price proposal.

Then a dedicated project manager runs the job and sends daily photo updates while you get on with your week.

Founded by Viktor Aharon after 22+ years in remodeling

Viktor Aharon spent more than 22 years in remodeling watching homeowners juggle contractors, chase permit updates and make decisions nobody prepared them for. In 2011 he built the first Assembly Squad as an app to help people plan and manage a renovation.

By 2013 it had become a design-build general contracting company with one rule: one team, one contract, one fixed price. Viktor asks whether you are building a forever home or planning a five or six year stay, then plans the work to balance daily enjoyment with resale value.

Chicago condo remodeling questions, answered

Who deals with my condo board and building management?

Assembly Squad does. HOA coordination is included on every condo project: alteration agreements, certificates of insurance, architectural drawings, neighbor notifications and board presentations. The firm is pre-approved in 300+ Chicago buildings and says it has had zero HOA complaints in 13 years. Call (312) 544-9150 to check whether your building is on the list.

What does a condo kitchen or bathroom cost in Chicago?

The firm publishes typical ranges: $25,000 to $150,000+ for kitchens, $15,000 to $55,000 for bathrooms and $25,000 to $250,000+ for condo remodels, with full condo gut renovations often at the high end. Your exact number comes in a fixed-price proposal after design, and the first estimate is free.

How long will my renovation take?

The standard plan runs about twelve weeks. Week one is the consultation and estimate, weeks two to four cover design, HOA paperwork and permits, and construction runs from week four to week twelve. City permit processing typically takes two to three weeks and is built into that schedule.

Can I see materials before I sign?

Yes. The Lincoln Park design studio at 2315 N Southport Ave is a 2,500 sq ft showroom with 500+ cabinet finishes, countertop slabs, tile, hardware and flooring samples. It is open Monday to Friday 9 am to 6 pm and Saturday 10 am to 4 pm by appointment, and 3D renderings are free.

Do you work outside the city?

Yes. Since 2025 the firm has brought the same design-build service to the North Shore, including Winnetka, Lake Forest, Highland Park, Glencoe and Evanston. It also works in suburbs such as Hinsdale, Glenview and Arlington Heights, within about 40 miles of the Loop, with the same free in-home consultation.
